Christine - I hope I did not come across as ungrateful - I am still in shock really. I cannot thank you enough for your hard work and efforts on our behalf. I just called Lance and he has no questions...which is also amazing! He is especially happy that our taxes will be included in the payment. As I told you in the beginning, he has been working extra hours to keep up with our house payments and pay our taxes - this means he can get his life back. As soon as the papers arrive I will send them to you.

I contacted LMS in January of 2008. My work had slowed down and the interest rate on my house went up. I found it impossible to make the new house payment. I had tried to talk to my lender and they said if I couldn’t afford my house then I should sell it. But the problem was that I owed more than it was worth.
I called LMS and gave them my information. Mr. Reyes told me they could help. The whole time I was hopeful but didn’t trust that anything could be really done for me.
During the time that they took over my case, I would call the bank and they would just say that nothing can be done.
LMS asked me for more income documentation and I had a hard time providing it as 2 of my family members are paid in cash. Still they tried to work with my file. The bank was not cooperative and they file a notice of default. My home was scheduled to sell on June 23rd. The bank tried to take over my home, but because of the negotiation work that LMS did, the bank gave us back title to our home and added the 7 months of back payments to the balance of the loan and lowered our payment from 2,800.00 to 1,400.00 per month for 6 months so we can get back on our feet. At the end of 6 months LMS will re-negotiate for a long term fixed rate that we can afford.

Dear LMS,
Thank you for obtaining a great loan modification for us.
We were unable to make our house payment when our rate went up to 10.85%. We couldn’t re-finance because we owed much more than our house was worth. We called our lender and they couldn’t help us. We just gave up and stopped making the payments because the bank wouldn’t accept anything less than the new large payment.
Then when we got your letter we called. We didn’t have anything to lose. The bank was going to put us in foreclosure.
Thanks to your negotiating with our lender on our behalf, the lender modified our loan. Now our rate is 8.6% and we don’t have to make our back payments. We can keep our home and make our payments. You have literally saved our family’s life.
